I know this because i knew the manager kf a buca di beppo where my hedge fund has a lot of stock in and i asked about their software etc. and how open table was good but limited.

Yes because most restaurants used micros pos that were only connected with intranet and then open table had todo this to get restaurants to use but it went from selling a way to get customers to enterprise software. Big pivot of sorts.

If bbby and many others owned their real estate yes they would have been smaller but they also would have those paid off many many years ago and would have massively better margins than today. I am talking double ebit margins.

I can show you thousands of retail companies that failed because they did not own the real estate which allowed them to weather the storms of the ups and downs of retail. Leases only favor the landlord and not the tenant in the long-term.

This is what wallstreet does not get. Retail companies that rely 100% on leased properties fail quite frequently because their costs keep rising forcing higher prices on consumers tberefore also squeezing margins. A buyback of stock is less of an impact that paying a lease.
